Four Story Residence in Lake Oswego, OR
The new owner of this premier house on Lake Oswego
wanted an extensive remodel done to their house before moving in.
After living in the Bay Area of California for several years, they
understood the seismic risks associated with buildings. Ogren
Engineering
provided
structural engineering services for the remodel of their home and performed
an extensive seismic analysis of the existing building.
This analysis proved to be
instrumental as we discovered a previous remodel had removed critical elements
of the lateral-force-resisting-system. A seismic event could have
caused significant damage to this structure had this issue not been
resolved.
After discovering this deficiency,
we provided the design of a steel moment frame to bring this structure into
compliance with current building codes.
As with all remodel projects,
there
are several issues to work through that require a close working relationship
with all people involved with the project - the architect, the engineer, the
contractor and their subcontractors. This project required several
on-site meetings and redesigns after constructability issues were
discovered. Existing wiring and plumbing forced us to constantly
rethink our approach to integrate the existing conditions into the
structural design. Ogren Engineering is committed to working through
all issues related to each structure through the project's completion.
